This month’s report highlights February’s sales performance, pricing trends, and notable transactions, offering a clear view of how the market is progressing as we move deeper into the year.


📈 Inventory Watch: Momentum Builds as Inventory Tightens

February marked a decisive acceleration in the Outpost Estates market. Five homes closed during the month, including several high-profile transactions, signaling one of the strongest closing months in recent memory. Active inventory now stands at 14 homes, while median days on market for active listings has dropped to 49 days — a meaningful improvement from earlier this year and throughout much of 2025.

Among the most notable sales was the David Lynch estate at 7017 Senalda Road, which closed for $13,000,000 after 125 days on market, originally debuting at $15,000,000. Villa Dorado at 2200 Maravilla Drive sold for $6,750,000 after 149 days, and 7020 La Presa Drive closed for $4,250,000 following nearly a year of repositioning from its original $4,895,000 list price.

These transactions reinforce a consistent theme: when pricing aligns with buyer expectations, even extended listings are finding resolution. The market is not stagnant — it is disciplined.

With three homes currently under contract and recent momentum translating into completed sales, the flurry of activity that began at the start of the year is now clearly materializing in closing volume.
