The Outpost Report: October 2026 Real Estate Trends in Outpost Estates - From Listings to Closings and More

With that in mind, here’s the October 2026 update on what’s happening in the Outpost Estates real estate market.
This month’s report highlights September’s sales performance, pricing trends, and notable transactions, offering a clear view of how the market is progressing as we move into the final quarter of the year.
📈 Inventory Watch: Familiar Homes Return to the Market
September brought one closing in Outpost Estates, alongside thirteen active listings and one property under contract. The median list price stands at $3,699,000. Active inventory rose from ten to thirteen homes during the month, but the increase came mostly from homes the neighborhood has already seen. Four of the six properties that came to market in September had been listed earlier this year, and each was withdrawn and relisted, in most cases at a lower price.
7003 La Presa Drive was withdrawn after 154 days and relisted the same day at $1,985,000, against an original $1,995,000. 2402 Carman Crest Drive, first offered at $11,450,000, returned at $9,950,000. 7139 Macapa Drive, which was under contract at the time of last month’s report, is back on the market at $4,795,000, and 7230 Outpost Cove Drive, which expired unsold in August, returned at $3,095,000. Only two homes are entirely new to the market: 2636 Larmar Road at $4,499,000 and 2130 Outpost Drive at $1,995,000. Meanwhile, 7107 Macapa Drive was withdrawn after 92 days at $7,999,000.
The longest-running listings continue to adjust. 2635 Carman Crest Drive has now been on the market 355 days and asks $4,499,000 against an original $5,495,000, while 2657 Larmar Road has come down from $11,500,000 to $8,995,000 over 138 days. 2109 Castilian Drive and 2229 Castilian Drive both reduced again in September.
The connecting thread is that relisting a home starts its days-on-market count over, but it does not reset buyer perception. In a neighborhood this small, buyers remember the original price and how long a home sat.

2402 Carman Crest Dr – $9,950,000
Sited at the end of a cul-de-sac on a promontory, this private modern estate designed by renowned architect Thornton Ladd enjoys rare 360-degree views of the city, the mountains, the ocean, and Catalina Island. A gated entrance and substantial motor court lead to a meticulously renovated single-level floor plan, with walls of glass and clean lines connecting every room to the outdoors. An infinity-edge pool anchors the grounds, joined by landscaped gardens, secluded sitting areas, expansive terraces, and a separate guest house.
2657 Larmar Rd – $8,995,000
Architecturally significant new construction offering approximately 5,000 square feet on an expansive 11,000 square foot mostly flat lot along a private street. Conceived as a study in quiet luxury, the residence is anchored into bedrock with deep steel and concrete caissons and finished in board-formed concrete, blackened steel, and blackened wood. 1910 Outpost Dr – $5,995,000
One of the most magnificent homes in Outpost Estates, this impressive 1937 Georgian Colonial offers a perfect center-hall floor plan with generously scaled rooms, high ceilings, and excellent light throughout. 7139 Macapa Dr – $4,795,000

On the market for the first time in over 50 years, this romantic 1936 Spanish Revival was built during the golden age of Hollywood with the finest craftsmanship available. Set well back from the street and gated for privacy, the home evokes a true hacienda sanctuary, thoughtfully built around its patio, yard, and pool. The living room features a dramatic wall of glass overlooking the extraordinary yard, and hardwood floors and exceptional room proportions run throughout a home that has never been compromised by developers or over-contemporized renovation.
Sold This Month:
2627 Outpost Dr – $1,625,000
Atop a gated drive in one of Los Angeles’ most fabled neighborhoods, this 1940s Spanish ranch embodies the storied life of the hills, with sweeping canyon views and scarcely a neighbor in sight. A Spanish tile roof, stone floors, and post-and-beam ceilings deliver the architectural character for which Outpost is known. Listed in June at $2,100,000 and reduced to $1,990,000, it entered escrow on August 21 and closed on September 9 at $1,625,000, approximately 82 percent of its final asking price and 77 percent of its original list price.
Market Insights
September real estate activity in Outpost Estates was defined by a return of inventory rather than new sales. Active listings increased from 10 to 13 homes, but four of the six properties that came to market during the month had already been listed earlier this year. Each was withdrawn and relisted, in most cases at a lower price.

Originally listed in April at $1,995,000, the home was withdrawn after 154 days and relisted the same day at $1,985,000. 2402 Carman Crest Drive, which was listed at $11,450,000 in April, returned to market at $9,950,000. 7139 Macapa Drive, which was under contract at the time of last month’s report, is also back on the market at $4,795,000.
The month’s only closed sale reflects a similar pattern. 2627 Outpost Drive was listed in June at $2,100,000, reduced to $1,990,000, and entered escrow in late August. The home closed on September 9 at $1,625,000, approximately 82% of its final asking price and 77% of its original list price.
More broadly, forward activity remains limited. Only one home is currently under contract, 2736 Outpost Drive, which entered escrow after 104 days and two price reductions. The four longest-running listings in the neighborhood have now been on the market between 138 days and nearly one year, with reductions ranging from 10% to 22% off their original prices.
The takeaway is that relisting a home does not reset buyer perception on its own. Earlier this year, 2055 Outpost Drive and 7050 La Presa Drive both found buyers after relaunching, but in each case the new price represented a meaningful adjustment. In the current market, pricing remains the primary factor in how quickly a home sells.
