With that in mind, here’s the December 2025 update on what’s happening in the Outpost Estates real estate market.

November continued to show selective but steady buyer engagement, with pricing remaining the key factor in determining which homes moved and which lingered. As the holiday season approaches, well-presented and well-priced properties are still attracting attention, while others are beginning to pause and prepare for a January reset.


📈 Inventory Watch: Seasonal Slowdown and Listings Pull Back

November closed with 17 active listings in Outpost Estates, but the landscape shifted meaningfully as we moved into December. Several notable properties, including 1851 Outpost Dr (The Bob Barker Estate), 2608 Carman Crest Dr, and 2415 Castilian Dr, were taken off the market, reflecting the traditional year-end pause many sellers take before repositioning for a January relaunch.

Even with these withdrawals, supply remained elevated throughout November, giving buyers continued breathing room across the $3M–$6M range. The combination of lingering inventory and two new listings entering the market created a steady but selective environment: buyers are still active, but they are comparing options more closely and moving only when value feels clear.

As we head into December, the seasonal slowdown is becoming more pronounced, and the homes that remain active will need to stay sharp on pricing and presentation to capture buyer attention before the January surge. Data reflects listings and sales as of November 30, 2025.

This reimagined 1960s home in lower Outpost Estates blends modern design with serene privacy. With extensive upgrades and lush surroundings, it’s a rare Hollywood Hills retreat designed for both comfort and style. It was listed for almost 30 days, reduced the price by $100k, then accepted an offer 3 days later and ultimately sold for $3,775,000.

The home sold for $2,400,000 after 120 days on the market, following a reduction from its original $2,895,000 list price. Once the price matched buyer expectations for the condition and competition, the home sold.


💡 Market Insights

November reinforced a trend that has defined the second half of the year: buyers in Outpost Estates are active, but only when the pricing feels aligned with today’s market. The two November closings highlight this dynamic clearly.

2500 Carman Crest Drive sold for $2,400,000 after 120 days on the market, following a reduction from its original $2,895,000 list price. Once the price adjusted to match buyer expectations for the condition and surrounding competition, the home found its buyer.

Meanwhile, 2257 Chelan Drive closed quickly at $3,775,000 after just 25 days, but even this well-presented home required a shift from its initial $4,095,000 ask before gaining traction. The message is consistent: presentation matters, but pricing is what ultimately moves the needle.

With 17 active listings heading into December, many sellers are now pausing to reassess strategy. A number of homes may temporarily withdraw and return in January with refreshed pricing and a reset on days-on-market; a common year-end tactic in Outpost Estates.

The good news? The buyers are still here. They’re simply more value-driven and discerning than they were earlier in the year. Sellers who enter the market priced where buyers are willing to act continue to see results, even in a more selective environment.
