We’re heading into the final quarter of the year with a noticeable uptick in inventory, a handful of interesting escrows, and a continued pattern: the market is rewarding precision.

There are now 14 active listings in Outpost Estates — the highest number we’ve seen all year. This sharp rise in supply is giving buyers more choice, especially in the $3M–$6M range, and it’s beginning to shift leverage in their favor. Data reflects listings and sales as of September 30, 2025.

The following three homes are currently in escrow, showcasing a mix of pricing success and strategic pivots:

Received a full-price offer within 5 days. Likely could’ve achieved a higher price if not for the impact of Measure ULA (4% "Mansion Tax” on sales over $5.3M).

Went into escrow after 47 days, reflecting steady demand for quality view homes in the mid-$4M range.

Originally priced at $3,995,000, the property was withdrawn, re-listed with auction-style pricing, and is now in escrow — a clear example of market resistance to overpricing.


✅ Sold This Month

Initially listed at $1,795,000 and sold after 84 days. Needed upgrades and ultimately sold at a ~11% discount, highlighting buyer pushback on properties requiring significant work under $2M.


💡 Market Insights

September didn’t bring a wave of closings, but it did reveal a lot under the surface. The market is still very active, but it’s demanding more from sellers. Here’s what you should know:

  • 📈 Inventory is climbing: With 14 active listings, buyers are taking their time and weighing options carefully. Presentation and pricing are more important than ever.
