📈 Inventory Watch: Pricing Discipline Sets the Tone for the New Year

January opened with a relatively full slate of active listings in Outpost Estates, reflecting sellers’ optimism as the market resets for the year. While only one sale officially closed during the month, inventory dynamics tell a more nuanced story: homes are still moving, but only once pricing aligns with today’s value-driven buyer expectations.

Several active listings have already undergone meaningful price adjustments, signaling a broader recalibration rather than resistance. Properties like the Bob Barker Estate at 1851 Outpost Drive, now offered at $7,395,000 after debuting at $8,195,000, illustrate how sellers are narrowing the gap between aspiration and market reality. Overall, active listings are currently priced slightly above last year’s median sale price, leaving room for price discovery without signaling widespread overpricing.

What stands out heading into February is balance. Sellers are no longer aggressively testing the market, but they’re also not capitulating. With active listings priced just above last year’s median sale and multiple properties moving under contract, the gap between buyer and seller expectations appears to be narrowing.
